Near new Kallang lifestyle hub, schools and the city: Why D15 mega property is winning over young families

With the 1,008-unit Grand Dunman close to a wide range of amenities, more than 70 per cent of the development have been sold since its launch

Situated next to the Kallang River and near the Singapore Sports Hub and East Coast Park, mega development Grand Dunman is perfect for residents to engage in sporting activities to rest and relax.

There is now one more reason to look at a property near the Kallang area. Recently unveiled at the National Day Rally is the Kallang Alive masterplan, a comprehensive strategy by the Government to rejuvenate the area into the home of Singapore athletes and as a sports district.

Along this plan are also initiatives to host more top-drawer quality sporting andentertainment events, and transform the area into a new lifestyle destination forpeople to take part in sports; and enjoy quality family time together.

The 1,008-unit mega development in the rest of central region (the area between the core central region and the outside central region) was launched in July 2023 to much fanfare, since properties of such scale are rare, particularly in the highly sought-after Dakota area. About 550 units were sold in just two days.

This has made Grand Dunman one of the best-selling projects in Singapore in more than two years. Since the launch, 70 per cent of the units have been sold, mostly to young families.

There are many reasons behind its immense appeal among millennials and young families.

Grand Dunman is strategically located in District 15, offering seamless connectivity to Singapore’s Central Business District (CBD), Marina Bay and the emerging Greater Southern Waterfront, making it ideal for those seeking a balance between work and recreation.

For recreational time, it is a short drive to the Marina Bay Waterfront Promenade and East Coast Park. But if you prefer to burn more calories on bicycle or by foot, the Park Connector Network (PCN) is right at the development's doorstep.

It offers access to both places as well as the future “Long Island”, a planned reclaimed island along the south-eastern coast, stretching from Marina East to Changi.

The proposed changes under the new masterplan are definitely attractive, with the whole area set to become even more vibrant and convenient.

The Singapore Sports School is also slated to move from Woodlands to Kallang, further cementing the latter as the home of Singapore athletes and as a sports district.

Besides the Singapore Sports School, the project is within 1km of Kong Hwa School and also close to other prestigious educational institutions such as Chung Cheng High (Main), Dunman High and Tanjong Katong Primary School.

F&B, shopping and commuting options at your doorstep

Grand Dunman is also one of the rare luxury projects in Singapore with close proximity to an MRT station. This offers residents unparalleled convenience with just a two-minute walk to Dakota MRT station, where the Circle Line connects to the Dhoby Ghaut MRT interchange in minutes.

With convenient access to a variety of shopping malls and dining establishments, including Paya Lebar Quarter (PLQ) Kallang Wave and Marina Central, residents can enjoy a diverse culinary and retail experience without a long commute.

The area is also known for its rich variety of dining options, from local hawker fare at Old Airport Road Food Centre to upscale eateries along Tanjong Katong.

Understated luxury inside and out

Six of Grand Dunman’s towers come with a silver aesthetic, while the sole Grand block is designed with a champagne gold theme

Six of the towers feature a sleek, silver-stacked design, lending a contemporary and polished look, which aligns with the overall modern architectural theme of the development.

The Grand block comes designed in a champagne gold colour, meant to evoke a sense of understated luxury.

More than 40 facilities spread throughout the condo and are designed for all ages. These include an 80m Grand Pool, two clubhouses, hydro massage pool and a Tree House-concept playground.

Its units range from one-bedroom apartments to five-bedroom units, including penthouses and dual-key options, spread across seven towers with views of the sea and landed enclave.

Thanks to the large size of the location, some units – even the smaller-sized three-bedders in the Grand Block – come with private lifts.

The developers have specially curated premium fitting brands such as De Dietrich, Gessi, Kohler and Miele, creating a cosy yet stylish space that makes it easy to unwind after a long day.

Grand Dunman’s five-bedroom living room, bathed in natural light, creates a warm and sophisticated ambiance that is comfortable and boasts bags of style.

Potential home buyers can rest assured that their Grand Dunman home is in good hands – the development is a joint project by SingHaiyi and CSC Land, both Conquas Band 1 developers. This means that they have consistently delivered projects with no or very low incidences of major defects.

The development was awarded the BCA Green Mark Platinum Super Low Energy award for its sustainable features too, underscoring the developers’ commitment to sustainability.
